Malabar Hill Capital Secures Land for The Market at Emberly, Bringing Neighborhood Shopping Near Rosenberg

July 28 2025

Malabar Hill Capital has officially closed on 5.8 acres of prime commercial land that will soon become The Market at Emberly, a neighborhood shopping center strategically located at the entrance of Emberly. This milestone represents a key step in bringing essential retail options to one of Fort Bend County’s fastest-growing areas.

The Market at Emberly will sit at the heart of a master-planned community near Rosenberg that is already welcoming residents and delivering new homes at a steady pace. Upon build-out, Emberly is expected to feature approximately 2,500 homes, adding to the demand for nearby retail, dining, and services.

Located directly on U.S. Highway 59, Emberly spans 933 acres and offers residents quick access to major employment centers and attractions in Sugar Land, Richmond, and Rosenberg. The community features an upcoming Amenity Village with resort-style pools, hiking trails, playgrounds, and social spaces designed to encourage community connections.

Families in Emberly are zoned to Lamar Consolidated ISD, one of the fastest-growing and top-rated school districts in Texas, with new campuses opening to meet the region’s rapid population growth. This combination of high-quality schools, planned amenities, and accessible location has made Emberly an attractive choice for homebuyers, with houses available from the $200,000s to $500,000s.

The new retail center will complement Malabar Hill Capital’s portfolio of Houston-area projects, which includes developments in Sunterra (Katy), Cypress Green (Hockley), Northpointe (Tomball), and Aliana (Richmond).

As growth accelerates, The Market at Emberly is positioned to become a neighborhood hub, serving not only the residents of Emberly but also the surrounding communities in Rosenberg and greater Fort Bend County.

Residents and potential business tenants can expect announcements in the coming months as construction timelines and retailer lineups are finalized.
