Dollar Tree Set to Transform Former CVS Building in Spring

July 29 2025

A former CVS Pharmacy at 2106 Rayford Rd, Spring, TX 77386 is poised for a major transformation, with Dollar Tree taking over the site to bring its popular discount retail model to Montgomery County. Construction is set to begin in mid-March 2026, with completion targeted for mid-May 2026. The $469,368 renovation project will focus on interior updates and operational enhancements for the national discount retailer.

According to construction filings, the project will span 13,038 square feet and include the removal of existing fixtures and partition walls, as well as the installation of new finishes, LED lighting, storefront and exterior doors, and upgraded plumbing fixtures. Plans also call for extending pre-sales partitions, building an office, and preparing the space for Dollar Tree’s unique single-price-point retail layout.

Dollar Tree’s Growth and Popularity

Founded in 1986, Dollar Tree has become a household name across the U.S. for its fixed-price retail concept, where most items cost $1.25 or less. The chain offers an extensive variety of products, including household essentials, cleaning supplies, snacks, party decorations, seasonal merchandise, beauty items, and small electronics. Dollar Tree’s appeal lies in providing affordable, everyday solutions for budget-conscious families, schools, and businesses.

In the Greater Houston area alone, there are more than 120 Dollar Tree stores, demonstrating the brand’s strong presence and popularity among shoppers looking for both value and convenience. The new Spring location will expand access to low-cost shopping options for residents of Montgomery County, particularly those near the bustling Rayford Road corridor.

Why This Matters for Spring

The arrival of Dollar Tree at the former CVS site highlights ongoing retail investment and adaptive reuse of commercial spaces in suburban communities. Vacant big-box and pharmacy buildings have increasingly become attractive sites for retailers seeking to expand quickly without starting from scratch.

The new store is expected to provide jobs for local residents while enhancing convenient access to affordable goods, which is especially important amid rising consumer costs. Its proximity to neighborhoods along Rayford Road and nearby Grand Parkway (SH 99) positions it to become a convenient one-stop shop for area families and commuters.

Residents and local business owners can expect construction activity to begin next spring, with the new Dollar Tree anticipated to open by mid-2026.
