
Venterra Plans 3-Story, $50M Apartment Community on Spring Cypress Road in 2026
Venterra Spring Cypress Apartments will mark Venterra Realty’s third development in the area, following Coles Crossing Apartments and Highpark, which opened in 2022. The upcoming 3-story, 384-unit multifamily project is planned for 16614 Spring Cypress Road, just east of Telge.
The project—called Venterra Spring Cypress Apartments—will include detached garages, carports, a car wash, and a standalone clubhouse, spanning more than 427,000 square feet. Construction is scheduled to begin in early January 2026, with a target completion of late November 2027. The estimated cost of the development is $50 million.
For longtime residents, the company’s footprint in Cypress may already be familiar. Venterra entered the Cypress market in September 2016 with the acquisition of Coles Crossing Apartments, followed by Highpark, a 336-unit complex on Cypress Plaza Parkway, which launched in October 2022.

The Spring Cypress project comes at a time when Houston’s rental market is surging, according to the Houston Association of Realtors’ June 2025 Rental Market Update. A record 7,117 new rental listings were added to the MLS last month, up 12.7% year-over-year. Single-family home leases also jumped 5.2% from the same time last year.
“What we're seeing in the rental sector really ties into the overall strength of Houston's housing market,” said Shae Cottar, HAR Chair and realtor with LPT Realty. “We expect leasing activity to remain strong in the coming months, especially with continued demand from people relocating or exploring flexible housing options.”
Venterra Realty, which has headquarters in both Houston and Toronto, specializes in the development, acquisition, and management of apartment communities across the southern U.S. The company manages nearly 90 multifamily and mixed-use properties, totaling over $5.5 billion in assets and housing more than 50,000 residents.

With rental inventory hitting all-time highs and average lease prices continuing to climb, northwest Harris County has emerged as a key growth area for multifamily development.
