Waller and Brookshire Lead Houston Home Sales for Second Quarter in a Row, as Beacon Hill and Bluestem Spur Growth

Affordability and value are shaping where homebuyers are moving in the Greater Houston area, and two communities have taken the top spots for the second quarter in a row.

According to the Houston Association of Realtors’ (HAR) latest report on the Hottest Communities in the Houston Area, Waller ranked as the number one performing community in the second quarter of 2025, with home sales climbing 155.8 percent compared to the same period in 2024. A total of 197 homes were sold, with new construction accounting for nearly 85 percent of these transactions. The average home price was $318,743, down 20.7 percent year-over-year, making the market especially attractive to first-time homebuyers and growing families.

Brookshire secured the second spot on the list, recording a 122.7 percent year-over-year increase in home sales. The Crosby Area ranked third with a 94.0 percent increase, while Hockley followed closely behind with a 71.2 percent boost. Across all four top-performing markets, new construction made up more than 60 percent of total sales.

Seven of the top communities on HAR’s list had average home prices below the Houston area’s average of $450,235, reported in HAR’s June 2025 Housing Market Update, further highlighting affordability as a major draw for buyers.

“Given the current economic climate, we’re seeing that people are looking for homes that strike the right balance between affordability and quality,” said HAR Chair Shae Cottar with LPT Realty. “Neighborhoods that offer both new homes and attainable price points are really standing out, and many first-time buyers are finding that this is the most cost-effective way to enter the market.”

The HAR report also highlights luxury communities where homes are priced above $1 million. The Memorial Close-In area posted the largest year-over-year percentage increase in home sales for the second quarter of 2025. This high-end market saw 10 transactions, which is the minimum number required to qualify for the ranking, marking a 42.9 percent increase compared to the same period last year. The average home price in that area reached $2,441,350.

New Communities Shaping the Westward Boom

New residential developments are fueling much of the demand in these leading communities. In Brookshire, the Bluestem master-planned community is drawing buyers with modern amenities and easy access to employment centers. Meanwhile, Waller’s Beacon Hill development continues to emerge as a regional hub, attracting both new homeowners and major commercial investors.

One of the biggest announcements for Waller’s future came last week when Memorial Hermann Health System acquired 40.3 acres within Beacon Hill for potential future healthcare development. “The Cypress and Waller communities are experiencing significant growth, and Memorial Hermann is committed to meeting the healthcare needs of its residents,” said Jerry Ashworth, senior vice president and CEO of Memorial Hermann Cypress Hospital and Memorial Hermann Katy Hospital.

Local officials echoed the significance of the move. Lynn Spencer, Director of Waller Economic Development Corporation, said, “Access to world-class healthcare is a transformative step for our residents as our community continues to grow. This news also signals to businesses and investors that we are a city on the rise and are ready to welcome major anchor tenants to our community."

With $33 million in infrastructure completed and hundreds of homes already under construction, Beacon Hill is poised to anchor Waller’s ongoing growth. Coupled with 21,000 new housing units planned for the Waller ISD area by 2028 and significant job creation from Tesla, Grainger, and Daikin, the region’s westward expansion is accelerating.

With Waller and Brookshire leading Houston’s hottest communities for two consecutive quarters, supported by affordable housing, new developments, and healthcare investment, these areas are cementing their status as key destinations for families, businesses, and future growth.
