LaCenterra at Cinco Ranch in Katy Acquired by Brixmor for $223 Million

LaCenterra at Cinco Ranch, one of Katy’s most popular shopping and dining destinations, has a new owner. Brixmor Property Group (NYSE: BRX), a national real estate company, has purchased the 409,000-square-foot center for $223 million, according to a release issued by Brixmor.

The open-air center, known for its mix of shopping, dining, office space, and community events, sits right in the heart of Cinco Ranch. With free parking, pedestrian-friendly walkways, and quick access to Highway 99, I-10, and the Westpark Tollway, LaCenterra attracts more than five million visits every year.

Community-Focused Features and Retail Mix at LaCenterra

James Taylor, Chief Executive Officer of Brixmor, shared that this move is part of the company’s long-term plan to invest in centers with strong community connections and growth potential. “I’m very pleased with our team’s continued execution of our transformative, value-added business plan, which enables us to capitalize on tenant disruption and deliver highly productive leasing volumes, robust new and renewal leasing spreads, accretive reinvestments, and strong bottom-line growth,” he said. He added that Brixmor is well-positioned for “compelling growth in 2026 and beyond.”

The property is anchored by popular retailers including Trader Joe’s, IKEA, lululemon, Sephora, Warby Parker, Lovesac, and Athleta, along with favorite restaurants such as Ambriza Social Mexican Kitchen, Postino, Grimaldi’s Coal Brick-Oven Pizza, and CAVA.

Adding to its community-focused appeal, LaCenterra is also home to Central Green, a half-acre public park developed and managed by Willow Fork Drainage District (WFDD). Central Green serves as a central gathering space for Katy residents and visitors, hosting free public programming year-round and creating connections between neighborhoods, schools, and regional trail systems. Since its opening in 2013, Central Green has further strengthened LaCenterra’s position as a place where the community can dine, shop, play, and come together.

What’s Next for LaCenterra?

Mark Horgan, Executive Vice President and Chief Investment Officer at Brixmor, explained how this purchase fits into their overall strategy: “The acquisition of LaCenterra At Cinco Ranch furthers our clustering strategy in a key market and broadens our tenancy profile and retailer relationships, providing a vibrant source of incremental and relevant demand, as we continue to evolve the merchandise mix across our transformed portfolio.”

This ownership change follows a move in October 2024, when Trademark Property Company took over leasing for LaCenterra. Trademark has been working to bring in new retail and restaurant options and upgrade the property’s tenant mix, similar to its approach at Market Street – The Woodlands.

For Katy and Cinco Ranch residents, Brixmor’s acquisition signals continued investment in a place already seen as the area’s “Dine-Shop-Play-Live-Work” destination. Taylor said the company focuses on moving resources into properties with “significant upside, such as our recent acquisition of LaCenterra At Cinco Ranch, an iconic grocery-anchored lifestyle asset in our core market of Houston.”

Residents can expect LaCenterra to remain a popular gathering place and retail hub, with potential for even more options and updates in the coming years.
